Client Summary

Background and Industry Context

Sugar’s Property Ltd is a full-service Airbnb and serviced accommodation management company based in East Ham, London. Founded and led by Mihaela Sugar, the firm helps landlords across London unlock the revenue potential of their properties by managing them as high-performing short-term rentals. Services span the entire landlord journey, from initial property assessment and listing creation to professional photography, dynamic pricing, guest vetting, cleaning, maintenance, 24/7 guest support, and detailed financial reporting.

What makes Sugar’s Property genuinely distinctive within a crowded London property management market is the founder’s story and the perspective it brings to the business. Mihaela Sugar began her property career at eighteen years old, stepping in to manage her late father’s portfolio in Romania after his passing. With no formal training but a deep determination to learn, she transformed inherited long-term rentals into high-performing holiday lets. That experience became the foundation for Sugar’s Property Ltd, which she built from the ground up in the UK alongside her partner and husband, Erjon Biba. The firm is not simply run by property managers. It is run by property investors who understand what it means to have genuine skin in the game.

Project Summary

Context, Challenge, and Deliverables

The short-term rental management space in London is competitive and, to many landlords, confusing. Dozens of agencies promise higher yields and stress-free management. Most look and sound identical. Landlords evaluating their options are trying to answer a single fundamental question: who can I actually trust with my property?

Sugar’s Property had a compelling answer to that question, rooted in real founder experience, investor-grade thinking, and a genuine commitment to client outcomes. The challenge was communicating all of that through a digital presence that stood apart from the generic agency websites dominating the market. The existing site was not reflecting the quality of the service or the depth of the story behind the brand.

Deliverables included a full website redesign and build, service page architecture covering Airbnb management, property management, commercial property management, holiday let management, and short-term letting, an about page centred on Mihaela’s founding story, a lead generation flow built around a free property assessment consultation, and a content layer of location-specific pages targeting key London boroughs and neighbourhoods.

Design Approach

Approach, Decisions, and Outcomes

The starting point was the founder’s story, because it is the most powerful differentiator the brand has. An eighteen-year-old stepping into the responsibility of managing a property portfolio while processing grief, learning an industry from scratch, and ultimately building a successful UK business from that experience is not a standard agency backstory. It is the kind of human story that earns trust in a way that no list of services ever could. The about page was built to tell that story properly, with honesty and warmth, positioning Sugar’s Property not as another faceless management company but as a firm with genuine roots in the realities of property ownership.

The service architecture was organised to speak directly to the two distinct groups who visit the site. Landlords looking to convert their properties into serviced accommodation need to understand quickly what the process looks like, what is handled on their behalf, and what returns they can realistically expect. Guests looking for short-term accommodation in London need confidence in the quality and reliability of what they are booking. Both audiences were given clear, tailored pathways from the moment they arrived on the site.

A four-stage onboarding flow was made central to the service presentation. Starting with an initial consultation, moving through property evaluation, personalised growth planning, and finally full setup and guest-ready preparation, this process was laid out visually and clearly across the site so that prospective landlords could see exactly what working with Sugar’s Property would look like before committing to a conversation.

The compliance and regulatory content was developed as a genuine value-add rather than filler. Landlords navigating EPC 2025 requirements, Section 21 and Section 24 changes, and the tax advantages of the furnished holiday let model are actively searching for guidance. Sugar’s Property, by virtue of being property investors themselves, understood these issues from the inside. The site positioned this knowledge as part of the firm’s core offering rather than an afterthought.

Dynamic pricing, multi-platform listing management, professional photography, and real-time dashboard reporting were each presented clearly as components of a comprehensive, managed service, giving landlords confidence that every detail of their property’s performance was being actively monitored and optimised.

The location-specific content strategy was built to extend the site’s reach across key London areas, with dedicated pages targeting East Ham, East London, and the broader London market. Each page was written to reflect genuine local knowledge and reinforce the firm’s credibility in the areas where it operates.

The result is a digital presence that reflects Sugar’s Property as it truly is. A founder-led, investor-minded firm that takes the responsibility of managing someone else’s property seriously, operates with transparency, and consistently delivers returns that generic agencies cannot match.
